Renting a Home in Singapore: 7 Steps to Score the Best Deal

Finding a rental in Singapore doesn’t have to be stressful. Whether you’re a local moving into your first flat or an expat starting a new chapter, understanding the process gives you confidence, helps you negotiate effectively, and avoids costly mistakes. With the right approach, renting can be straightforward, transparent, and even enjoyable.

Start smart by comparing options. Don’t just browse listings—look at actual transaction data to see what similar units are going for. Consider factors like whether the unit is furnished or unfurnished, any maintenance fees, and utilities included. This gives you a benchmark and helps spot overpriced properties.

When visiting a property, always bring a checklist. Photos alone don’t tell the full story. Check for natural light throughout the day, noise levels, storage options, air-conditioning, and potential pest issues. Even Wi-Fi coverage can make a difference. Document your visit with photos and videos to reference later if needed.

Once you’ve found a property that fits your needs, submit a Letter of Intent (LOI). This shows the landlord you’re serious and helps lock in terms while negotiations continue. Include details like rent, lease duration, security deposit, requests for furniture or appliances, and any renewal or early termination options. A good faith deposit—usually one month’s rent—is typically paid with the LOI and goes toward your security deposit or first month’s rent.

Before signing anything, make sure you understand your legal rights. Pay the rental stamp duty (0.4% of total rent for leases up to four years) and review important clauses in the tenancy agreement, including maintenance responsibilities, access rights, quiet enjoyment, and fair wear-and-tear definitions.

Signing the Tenancy Agreement (TA) comes next. Ensure all negotiated terms from your LOI are reflected accurately. You should receive a signed copy of the TA, a copy of the landlord’s title deed, and an inventory list if the property is furnished.

The final inspection and handover are crucial. Check meter readings, test all appliances, and record any existing damage. Confirm keys, access cards, and mailbox information. Keep all documentation and photos—they may be useful for move-out disputes.

Finally, consider renter’s insurance to protect your belongings. Discuss furniture or appliance upgrades with the landlord, but be mindful that buying items yourself may be more cost-effective than accepting rent increases in exchange for new items.

Here’s a practical overview of the rental process in Singapore:
