The Ultimate Showflat Reality Check: What Most Buyers Totally Miss

There’s always a luxury handbag tucked away, but rarely a gaming console on the floor. I’m talking about condo showflats — and with exciting new launches like Canberra Crescent Residences, River Green, and Promenade Peak happening, now’s a perfect time to take a closer look.

We all know showflats tend to paint an overly rosy picture of the actual units. Yet, deep down, many buyers cling to the hope that with enough renovations and fancy furnishings, they can turn that polished showroom into their dream home.

So, who’s behind these dazzling setups? There are specialist firms like D'Perception Ritz and Tong Hai Yang Construction who design showflats with precision — though they’re notoriously tight-lipped about costs. Custom carpentry, designer window treatments, undersized yet ultra-stylish sofas, and lighting fixtures that look like they were crafted by mythical gods — the price tag easily runs into five digits before you even step out of the living room. And that’s without counting the fine wine and designer accessories on display.

Then there’s what these showflats subtly reveal about their target buyers.

Almost every showflat spotlights the bedroom wardrobe — a dedicated space for designer bags and shoes. But how often do you see a "man cave" decked out with a PlayStation 5, vintage gaming consoles, an electric guitar, or a foosball table? Rarely, if ever. And if there were scented candles, they’d probably smell like a mix of Cheeto dust and air freshener.

There’s a clear reason for this: developers and designers know that often it’s the wife, mother, or girlfriend who has the final say. Whether that’s always true or not, research shows it often is.

Another common feature is the nursery room in condos marketed as family-friendly. Realistically, not many homeowners create extravagant themed nurseries — they’re expensive and kids usually outgrow them by their early teens. But developers keep these generic child’s rooms in the design to nudge potential buyers towards larger units — a three-bedroom instead of a compact two-bedroom — by planting the idea of a growing family.

Another odd quirk: almost every showflat has you enter through the balcony or living area, never the main front door. Yet the front entrance, often only about 1.2 metres wide, rarely inspires any wow factor. So developers bank on the balcony view to create that all-important first impression, even though in reality, most visitors approach via the front door.

It’s all a carefully crafted marketing illusion designed to pull your emotional levers.

Here’s a clever way to cut through the gloss: take the floor plan and 3D layout, then imagine the space filled with the reality of daily life — a sagging couch, a broken but beloved massage chair, forgotten sports gear, tangled electronics and cables everywhere. Picture a kitchen cluttered with tuition notes and exam papers, because that’s a familiar sight in many Singaporean homes.

If the layout still feels comfortable and functional with all that real-life clutter, then you know it’s a condo you can truly settle into for the long haul.

Until then, here’s a simple trick when you visit showflats: pull up photos of your current home on your phone, mess and all, and imagine them in the space you’re viewing. This little exercise can help you see past the glamour and get a genuine feel for the unit’s potential.
