The Hidden HDB Terraces You Never Knew Existed in Queenstown From Just $1.5M

If you love the charm of a landed home but not the sky-high prices that usually come with it, you might be surprised to learn that Queenstown offers an alternative — and at a fraction of the cost. Tucked discreetly within one of Singapore’s most mature towns are rare HDB terrace houses that let you enjoy the landed lifestyle without a multimillion-dollar price tag.

A while ago, we featured Queenstown’s private landed homes that can go up to $12 million. Beautiful, yes — but hardly within reach for most people. Today, however, we shift our attention just 15 minutes away, where a series of HDB terraces were recently on the market for below $1.6 million (at the time of writing). These are public housing units with 99-year leases, but for anyone prioritising space, a garden, and the feel of a landed home, they offer an unexpectedly appealing middle ground.

Singapore has only two enclaves of HDB landed homes: one in Queenstown, and the other at Jalan Bahagia near Whampoa. Jalan Bahagia is quieter and more picturesque, though less convenient without a car. Queenstown, in contrast, sits in the heart of Singapore and is within walking distance to an MRT station — a luxury rarely associated with landed-style homes. Some units are within 500 metres of the station and around 1 km from two primary schools: Queenstown Primary and New Town Primary.

Once you start walking through the area, one of the first things you’ll notice is how spread out the terraces are. The houses appear in clusters, separated by car parks, patches of open land, community amenities and high-rise HDB blocks. This creates a varied landscape that feels somewhat organic — almost as if the houses sprouted in different spots over time. Some clusters offer more privacy; others are right next to community hubs, meaning more foot traffic and activity.

Parking is a mixed experience here. Some rows have convenient lots right beside the houses, ideal for unloading groceries or luggage. The trade-off is exposure to car movement and fumes. Where parking gets tight, residents sometimes opt for the nearby MDIS campus, which is just off one of the main rows.

The amenities around the enclave reveal an interesting blend of convenience and quirkiness. One end houses Queenstown Polyclinic, a mosque, and the community centre — all within easy reach. On another visit, you might pass a temporary construction site or spot vending machines scattered around MDIS. There’s even the occasional sight of chickens roaming the paths near certain rows, adding unexpected charm.

As you continue exploring, you’ll find rows that sit lower than the main pedestrian walkway, which is part of Alexandra Canal Linear Park. These terraces have steps leading down to their entrances and planters instead of larger gardens. Some units receive less sunlight due to the proximity of tall blocks opposite them, though this varies greatly between homes.

The rows closer to the sheltered walkway that leads to Queenstown MRT offer superb wet-weather convenience. You can walk almost door-to-door while staying dry. But this comes with a compromise: reduced privacy, as the walkway sees a steady stream of pedestrians heading to and from the train station.

Further in, certain rows enjoy clear, unblocked views. Others back onto low walls separating them from neighbouring terraces, creating a surprisingly tight — but sometimes friendly — neighbourly arrangement. A few especially lucky corner units boast noticeably larger garden spaces and even access to adjacent empty land, which some residents creatively extend into mini courts or extended greenery.

Across Commonwealth Avenue, you’ll find eateries, cafés, Sheng Siong supermarket, Margaret Drive Hawker Centre, and Queenstown Primary School. A petrol station sits beside another cluster of terraces, complete with a sheltered walkway linking everything together. While some people avoid living close to a petrol station, others appreciate the convenience — it all depends on personal preference.

Given how varied the environment is, choosing the right row is crucial. Some areas offer tranquility and greenery. Others are closer to activity hubs, car parks or the sheltered walkway. With such diversity in just one enclave, touring the neighbourhood in person is an essential part of the experience.

If you’re dreaming of a home with a bit more space, your own front entrance, and the nostalgic feel of vintage landed living — but still want the convenience of MRT access and central Singapore amenities — these HDB terraces in Queenstown present a rare and intriguing alternative. They may not be traditional landed homes, but they deliver much of the same lifestyle at a far more accessible price point, making them one of the more unique housing options in the country.
