The Hidden Costs of Buying a Home in Singapore (And How to Plan for Them in 2026)

When shopping for a new home, most buyers focus almost entirely on the property’s price tag. But in Singapore, the actual cost of homeownership goes far beyond the purchase price. Buyer Stamp Duty (BSD) Every property purchase in Singapore comes with Buyer Stamp Duty (BSD), a tax payable to IRAS. The rate is progressive, which means the more expensive your property, the higher the tax.

For example, on a $1.2 million condo:

  • First $180,000 at 1% = $1,800

  • Next $180,000 at 2% = $3,600

  • Next $640,000 at 3% = $19,200

  • Remaining $200,000 at 4% = $8,000 Total BSD = $28,600

Keep in mind that BSD must be paid in cash upfront — it cannot be covered by CPF OA funds. To make budgeting easier, you can use online BSD calculators rather than working it out manually.

Additional Buyer Stamp Duty (ABSD) If you’re buying a second property as a Singapore Citizen, your ABSD can be as high as 20% of the purchase price. Permanent Residents and foreigners face additional costs too — for foreigners, this can be a steep 60%.
