How We Secured a Spacious Toa Payoh Flat and Saved $300K — Without Waiting Years

For many Singaporeans, getting a first home often means choosing between long BTO waits or paying a premium for a resale unit. But a quietly growing group of buyers has found a middle path: Sale of Balance Flats (SBF).

Once considered the “less desirable” leftovers, SBF units have become an increasingly attractive option for couples who want certainty, speed, and affordability. And one Toa Payoh couple’s experience shows exactly why this route is gaining so much attention.

Their journey reveals that with the right timing, mindset, and a bit of luck, it’s possible to secure a sizeable flat in a mature estate — at a price far below the resale market.

Choosing SBF Over BTO and Resale

The couple, whom we’ll call N & F, started their home search shortly after their wedding in mid-2024. Like many newlyweds, they explored all three common routes — BTO, resale, and SBF — but SBF quickly emerged as the most practical for their priorities.

The biggest appeal was time. Unlike BTO flats that often take several years to complete, many SBF units are already built or close to completion. This eliminates the uncertainty of waiting and lets couples start their new life sooner.

Resale flats, on the other hand, offered speed but with a much heavier price tag. The couple found that many comparable 4-room resale units in Toa Payoh were roughly $300,000 more than the SBF options.

When the first SBF launch for 2026 approached, they decided to take a chance. Their queue number turned out to be an incredibly lucky number four, giving them one of the best selections in the entire exercise.

The Entire Process Took Just Seven Months

One of the surprises for N & F was how fast everything moved. Unlike resale purchases — where buyers and sellers negotiate timelines — SBF applicants follow a clear and structured HDB schedule.

From submitting their application to collecting their keys, the entire journey lasted only seven months, roughly matching the speed of many resale transactions, but without the premium of resale pricing.

Seeing the Flat Before Committing Made All the Difference

Because their chosen flat was already completed, they could do something BTO buyers never can: walk through the corridors, check common areas, observe noise levels, and even speak with residents.

To them, this transformed the decision-making process. Being able to get a feel of the actual surroundings gave them confidence that the estate suited their lifestyle.

They even discovered an unexpected advantage. While they initially avoided corridor units, this particular block had a layout where only one neighbouring household would walk past their door. After a friendly chat with that neighbour, any concerns evaporated.

A Mature Estate With Everyday Convenience

The block they eventually selected sits in the heart of Toa Payoh, surrounded by amenities that many newer estates simply cannot match:

  • markets and coffee shops within minutes

  • convenience stores, salons, and playgrounds nearby

  • several MRT stations accessible by foot

  • a well-connected network of cycling paths

  • an ActiveSG gym just around the corner

To them, the estate felt lived-in but well-maintained — a comfortable balance between familiarity and order.

A Surprisingly Spacious 4-Room Home

Their chosen unit measures 1,087 sq ft, noticeably larger than many newer 4-room layouts that hover around 960 sq ft.

One of the first things they loved was the open rectangular living and dining area, which gave the home a roomy, comfortable feel. The block also uses a centralised refuse system, meaning no refuse chute inside the unit, which they preferred for ease of maintenance.

Despite the block being over two decades old, the flat came across as well-preserved, bright, and airy. Their stack also enjoys strong natural wind, thanks to its mid-to-high elevation.

Planning the Finances Early Helped Them Stay on Track

With fewer years in the workforce and modest CPF balances, the couple had to plan carefully.

They made early use of:

  • HDB’s online affordability tools

  • preliminary renovation quotations

  • furniture browsing to estimate extra costs

Support from family helped them upgrade certain finishes and purchase furniture they genuinely wanted, though it wasn’t essential for affordability.

Avoiding resale prices was ultimately what kept their financial journey manageable.

Their Advice to Future Homebuyers

After completing the process, N & F shared several insights for others deciding between SBF, BTO, and resale:

Visit the block in person if the SBF unit is already built

Nothing beats seeing the environment firsthand. What looks average on paper can feel completely different in reality.

Be flexible

Some SBF units may have quirks typical of older flats, but these can be outweighed by location, layout, or affordability.

Don't rely only on assumptions about older units

Many SBF flats are returned simply because buyers’ circumstances changed — not because there’s anything undesirable about the unit.

Consider whether resale premiums are truly worth it

If time is the priority and the unit is already completed, SBF can offer a sweet spot: faster than BTO, far cheaper than resale.

The Key Benefits They Discovered — And Why They Recommend SBF

Only after completing their move did the main advantages become clear:

  • They saved around $300,000 compared to equivalent resale flats.

  • They secured a home within seven months, instead of waiting years for BTO construction.

  • They moved into a mature, well-connected estate with everything within walking distance.

  • They gained a larger-than-average 4-room layout rarely seen in newer developments.

For N & F, SBF turned out to be a rare balance of speed, value, and certainty — a combination that many Singaporean couples wish they could find.
