Buying a home in Singapore is an exciting milestone, but it can quickly become a financial strain if affordability is not calculated properly. Many people assume that once a bank or HDB approves their loan, they are safe. The truth is, approval doesn’t necessarily mean you should take on the full loan amount.

Understanding how much you can truly afford requires a deeper look into your income, current financial commitments, CPF usage, and even future interest rate fluctuations. This practical guide will walk you through the steps to calculate your home loan affordability and highlight common pitfalls to avoid.

Step 1: Assess Your Income and Debt Commitments Your monthly income is the foundation of your borrowing ability. This includes your salary, bonuses, rental income, or self-employment earnings. But equally important is your existing debt—such as car loans, student loans, or credit card balances.

Two key ratios apply when calculating affordability:

  • Mortgage Servicing Ratio (MSR): For HDB flats and Executive Condominiums (ECs), only up to 30% of your monthly income can be used for housing loan repayments.

  • Total Debt Servicing Ratio (TDSR): For all properties, your total monthly debt (including your mortgage, car loan, personal loans, and credit card repayments) cannot exceed 55% of your gross monthly income.

Example:

  • Monthly income: $8,000

  • Existing car loan: $800/month

  • MSR cap: 30% × $8,000 = $2,400

  • TDSR cap: 55% × $8,000 = $4,400

If buying an HDB flat, the MSR cap ($2,400) is the limiting factor, even though the TDSR allows a higher repayment.

Step 2: Use Online Loan Calculators for Clarity HDB and mortgage calculators (such as those on MoneySmart) give you an instant estimate of your maximum loan amount, monthly instalments, and total interest payable. These tools are useful for testing different loan tenures and scenarios before making a commitment.

Step 3: Account for Interest Rate Fluctuations Interest rates are not fixed forever. While the HDB loan rate is currently pegged at 2.6% and has been relatively stable, it can change if CPF Ordinary Account rates are revised. Bank loan rates, meanwhile, usually range from 2.8% to 4.2% and are linked to benchmarks like SORA, meaning they can rise or fall with market conditions.

It’s best to “stress test” your finances—ask yourself if you could still manage repayments if interest rates rise by 1–2%. This avoids financial strain later.

  • Maintenance fees: $20–$90/month for HDB conservancy charges, or $250–$500/month for condos.

  • HDB flats: Most affordable, with access to HDB loans, bank loans, and housing grants. But capped by MSR rules.

  • Executive Condominiums (ECs): A middle option between HDB and private condos. Prices are higher than HDB flats but still come with MSR restrictions during the first 10 years.

  • Private property: No MSR restrictions, only TDSR applies. While larger loans may be approved, the risk of overborrowing is higher and interest rates tend to be more volatile.
