Welcome back to our exploration of Singapore’s east side. Today, we're diving into Carpmael Road, a location specifically requested by our reader, Jordan. It’s just a stone’s throw from Onan Road — another area we recently covered — but Carpmael has a distinct character that warrants its own dedicated tour.

Now, if you’ve been searching for a freehold landed home in the east and want to stay near a vibrant food scene without being directly in the middle of it, Carpmael Road might just tick your boxes. It offers a unique balance — close enough to the action, but not too close.

Recent Transactions:

In terms of pricing, Carpmael Road’s terrace homes recently transacted at around $4.58 million, while the semi-detached houses fetched about $5.5 million. For buyers eyeing either type of property, this relatively narrow price gap might be worth considering.

Carpmael Road runs parallel to Onan Road, and like its neighbour, falls within a 1.4 plot ratio zoning. This gives homeowners the potential to build up. Still, despite the similarities in location and zoning, both streets offer very different living experiences.

Carpmael feels more vibrant — even slightly chaotic. Cars are frequently parked on both sides of the street, which narrows the roadway significantly. While that might seem like a small detail, it makes a difference when you're driving down the road, especially during busier hours or if you're in a larger vehicle.

Even during off-peak hours, finding parking was a challenge. There were parking cones set up outside several homes, suggesting that residents may often need to manage the congestion themselves. And while the vehicles were legally parked, the tight layout gave the impression of a rather squeezed environment, particularly with cyclists sharing the same narrow space. (Side note: cycling seems to be far more popular in the East than in areas like Bukit Timah.)

That said, some homes on Carpmael come with large driveways, so owners may not be as affected by the lack of street parking. Just be mindful of the rubbish bins that line the street — they are quite noticeable in certain sections.

Interestingly, there was also a sign warning about a recent road accident on the street — a reminder that the road layout might pose challenges even during daytime hours.

In contrast, Onan Road had more structured parking. Designated parking bays and clear no-parking zones helped keep the street feeling more orderly. It’s likely that the nearby hawker centre played a role in these parking regulations. Overall, Onan Road felt easier to navigate by car.

A Walk Down Carpmael

Starting from the Dunman Road end, you’ll find a small public car park managed by URA. It only has about 10 lots, so if you have visitors driving in, arriving early is a must.

Right across from this car park is a row of houses along Pennefather Road. Practical details like the presence of a fire hydrant may give some reassurance to cautious homeowners.

At the junction of Carpmael and Dunman Road, there’s a convenient bus stop served by bus routes 16, 16M, and 33 — a plus point for those relying on public transport.

As you stroll down the street, you’ll notice that some homeowners have taken matters into their own hands with “no parking” signs on their gates. Given how tight the road can feel, it’s understandable. In fact, at certain points, vehicles parked close to the curb were nearly touching the centre line — something less experienced drivers may find daunting.

Several construction projects are also currently underway. This is a good sign for those looking for redevelopment opportunities or wanting a refreshed neighbourhood look in the years ahead.

The street features a variety of home styles, although terrace houses appear more common. You’ll find older, single-storey homes sitting right next to newly renovated multi-storey properties. The contrast makes it easy to imagine the potential for homeowners seeking to upgrade or rebuild.

Carpmael Road presents a compelling option for buyers looking for freehold terrace or semi-detached homes in the east, starting from around $4.85 million. Its location near East Coast Road, accessibility to public transport, and proximity to food options make it attractive — but it’s not without its quirks.

If you're someone who enjoys a lively, evolving neighbourhood and doesn’t mind a bit of street-side chaos, Carpmael might be your perfect match. Just be ready for tighter roads, active construction, and a parking puzzle or two.
