Dual-Key Condo Units in Singapore: Are They Worth It for Buyers?

Dual-key condominium units have been a fascinating segment of Singapore’s property market in recent years. Designed with two separate entrances and layouts under a single title, these units promise versatility—appealing to multi-generational families, investors seeking rental flexibility, or homeowners wanting privacy within the same property.

Yet, despite the concept’s appeal, dual-key units have often drawn mixed attention at new launches. Their unique layouts, combined with generally higher quantum and limited supply, mean they can move more slowly than conventional units. As 2026 draws to a close, it’s worth examining whether the resale market has shown any changes in performance.

The dual-key concept offers certain advantages. For investors, the layout makes renting simpler, as each sub-unit can function independently—potentially generating higher combined rental income than a regular unit. From a tax perspective, dual-key units count as a single property for Additional Buyer’s Stamp Duty (ABSD) purposes, providing additional savings when compared to buying two separate units.

However, when it comes to resale performance, data suggests that dual-key units may not always deliver the strongest returns, particularly for larger configurations.

Two-Bedder Units For dual-key two-bedroom units, resale returns vary widely. Some projects—like Sims Urban Oasis and Botanque at Bartley—delivered impressive gains of over 25% ROI, while others such as Liv on Wilkie saw declines. Comparing dual-key two-bedders with regular two-bedders, the overall trend indicates that conventional units generally outperform, though the gap is narrower in this segment. Smaller dual-key units appear more resilient, likely due to lower entry costs and better rental demand.

Three-Bedder Units In the three-bedroom segment, dual-key units tend to experience higher volatility. ROIs ranged from losses of around 8% to gains exceeding 45%, depending on the development. Larger dual-key three-bedder units often underperformed their regular counterparts, although select projects still showed solid returns. Investors eyeing three-bedder dual-key units may find them suitable if rental income is the priority, rather than capital appreciation.

Four-Bedder Units For four-bedroom dual-key units, the picture is clearer. Regular units consistently outperformed dual-key variants across projects with meaningful sales, sometimes by substantial margins. High Park Residences, for example, showed a difference of over 40% in average ROI, while other projects such as Vue 8 Residence and Twin Fountains recorded gaps above 20%. These units are niche products, often purchased for intergenerational living rather than investment, and their larger size results in higher quantum, which can limit buyer interest.

What This Means for Buyers and Investors Overall, resale trends suggest that dual-key layouts are better suited to smaller units—particularly two-bedder and compact three-bedder configurations—where rental flexibility and privacy are key considerations. Larger dual-key units remain a niche choice, with slower market movement and lower resale returns compared to conventional units. For buyers focused on capital appreciation, regular units still appear to be the safer option, while dual-key units may make sense for those prioritising rental income or unique living arrangements.

As always, these insights are based on a limited number of transactions and should be interpreted with caution. The dual-key market is dynamic, and trends can shift with buyer preferences, development supply, and broader market conditions. For those considering a dual-key purchase, understanding the balance between rental potential and resale performance is essential.
