With two-bedroom private condos now reaching $1.8 million and beyond, ECs offer a more accessible entry point for families who want a three-bedroom unit without stretching their budget. Looking ahead to 2026, several EC sites are generating interest among buyers. Here’s a closer look at what to expect.

Upcoming EC Sites to Watch

1. Rivelle Tampines Located along Tampines Street 95 in District 18, Rivelle Tampines is within easy reach of Bedok Reservoir. The site is bordered by an HDB enclave on one side and light industrial units on the other, providing a balance of residential calm and practical conveniences. Tampines West MRT (Downtown Line) is nearby, offering quick access to Tampines MRT and the East-West Line.

Families may appreciate the proximity to primary schools such as Junyuan and St. Hilda’s, while Bedok Reservoir provides outdoor recreation options. The nearby Pinery Residences, an integrated project connected to Tampines West MRT, will bring commercial amenities, which could benefit Rivelle residents while highlighting the EC’s cost-efficiency compared to private projects.

2. Senja Close EC Set in District 23, near the Kranji Expressway, Senja Close EC sits behind an existing HDB cluster, with greenery in the direction of Mandai providing a pleasant outlook. While there’s no MRT station within walking distance, the nearby Senja LRT connects to Bukit Panjang MRT, giving residents access to Hillion Mall and Bukit Panjang Plaza.

The area features heartland amenities like Senja Hawker Centre and Greenridge Shopping Centre. For families, primary schools including West View, West Spring, and Greenridge are likely within one kilometre. A childcare facility is planned within the EC, supporting young families.

3. Woodlands Drive 17 (Two Sites) These two EC plots in District 25 are near the emerging Woodlands Health Campus. One plot faces the Seletar Expressway and is close to the Woodlands Healing Garden, offering outdoor recreational space, while the other plot may offer better views further from the highway.

Both sites have easy access to Woodlands South MRT (Thomson-East Coast Line) and nearby HDB malls like Vista Point. Families will benefit from schools such as Singapore Sports School, Innova Primary, Woodgrove Primary, and Si Ling Primary. Primary schools such as Ahmad Ibrahim are likely within the one-kilometre radius. Between 2026 and 2029, around 3,500 HDB flats in the Yishun-Sembawang area will reach their Minimum Occupation Period, positioning this EC as an appealing option for upgraders. This site suits buyers who value quiet surroundings over immediate urban convenience.

5. Miltonia Close Also in District 27, Miltonia Close is near Lower Seletar Reservoir and offers access to reservoir-side jogging paths and outdoor recreation. The nearest MRT is Khatib (NSL), accessible via a short bus ride, while driving offers quick connectivity to the SLE and nearby Northpoint City or Junction 9.

The development is expected to be smaller, with around 430 units, which could appeal to buyers seeking greater privacy. Nearby heartland amenities like coffee shops and minimarts add convenience without compromising the tranquil setting.
