First-Time Selling Your Property in Singapore? Follow This Smart Step-by-Step Guide to a Smooth Sale

Selling your home for the first time can be both exciting and overwhelming. Many homeowners find it even more challenging than buying their first property — from setting a fair price to managing viewings, the process involves plenty of decisions and preparation. If you’re ready to make your first sale in Singapore’s competitive market, here’s a detailed timeline to help you through every phase.

4–6 Weeks Before Listing: Pre-Sale Preparation

1. Speak to a Real Estate Professional First

Even if you're considering a DIY sale or using a low-cost agent, it's essential to consult an experienced real estate professional at the beginning. They’ll help you avoid costly mistakes — such as unknowingly listing your home within the Seller’s Stamp Duty (SSD) period. If your home is sold within three years of purchase, you could be taxed up to 12% of the sale price.

Agents can also advise on unique situations, like whether you should sell while your unit is still tenanted, or if the timing is poor due to market conditions. This initial consultation is also the right moment to get a proper valuation of your home and set your pricing strategy. Decide upfront on the lowest offer you’re willing to accept, especially if you’re planning to upgrade to another property.

If you still have an existing home loan, contact your bank to get an updated repayment figure. Don’t forget to check for lock-in periods, which may include an early redemption penalty (typically around 1.5% of your outstanding loan).

Lastly, confirm the agent’s service fees — most charge around 2% of the sale price, but this is negotiable.

2. Calculate Your CPF Refund Amount

If you used CPF savings for the property purchase, you’ll need to return the full amount used, along with the accrued interest (currently at 2.5%). Log in to your CPF account to see the amount to refund.

If your sale proceeds aren't enough to fully cover the refund, you won’t have to top up the shortfall in cash — but you might end up with limited funds for your next down payment, which is at least 5% in cash.

3. Get Your Home Sale-Ready

A well-maintained home creates a better first impression. Simple fixes like repainting, replacing light bulbs, or fixing leaks go a long way. However, avoid major renovations or flashy upgrades like built-in feature walls. Buyers often have their own tastes and may not be willing to pay more for changes they didn’t choose.

If time is tight or the condition of the home isn’t ideal, you may opt to sell the unit “as is.” Just be aware this might lead to lower offers or reduced interest.

4. Prepare for Viewings

Discuss with your agent when your listing will go live and make sure you're ready to host potential buyers. If you’ve already secured another place to live, that’s ideal. If not, you may need to be flexible about leaving the home for scheduled viewings.

Whenever possible, try not to be home during viewings. Buyers typically feel more relaxed and are more likely to express honest feedback when the homeowner isn’t around.

If your property is currently tenanted, arranging viewings can be more difficult. Your tenants must agree to the schedule, which can be tricky if there are multiple people living in the unit.

Pro tip: Open the windows before viewings to freshen the air, play soft background music, or use a mild fragrance — small touches like these can make your home feel warmer and more inviting.

1–3 Months: Listing and Marketing

1. Create and Publish Your Listing

If you’re working with an agent, they will handle the listing on major property portals, which are usually limited to licensed agents. For DIY sellers, your reach may be limited to smaller platforms.

Ensure your listing includes clear, high-resolution photos and a strong description that highlights unique features like unblocked views, recent renovations, or nearby amenities. A good agent will also know how to optimise your listing for visibility and engagement — avoid those who use stock descriptions or poor-quality photos.

2. Start Your Marketing Campaign

Once your listing is up, marketing efforts should begin right away. A proactive agent will use multiple platforms — property portals, social media, paid ads — to attract more potential buyers.

If you're going the DIY route, promote your listing on social media channels like Facebook or Instagram. You can also create a short video walkthrough to showcase the home.

Marketing isn’t a one-time task — you'll likely need to update your strategy as the sale progresses. For instance, if another unit in your block sells at a high price, use that transaction to highlight your own listing’s better value.

3. Get Ready for Initial Interest

New listings often get the most attention within the first two weeks. Serious buyers who have been monitoring the area may reach out quickly, so you need to be ready to respond.

Some first-time sellers hesitate when they get an offer too soon, but it’s worth remembering that the best offers sometimes come early. If you wait too long, your listing could lose its freshness and draw less attention later on.

Sales timelines vary greatly — some homes sell within a week, others may take months. Stay flexible and consider strong offers seriously, even if they come earlier than expected.

Be sure to reply quickly to all enquiries. Serious buyers are likely viewing multiple homes, so if you're slow to respond or delay scheduling, they may move on. A good agent will follow up with interested parties and gather feedback after each viewing, helping you make better decisions going forward.

Selling your home for the first time in Singapore doesn’t have to be stressful. With proper preparation, a good agent, and the right mindset, you can make the process smooth and rewarding — and get one step closer to your next dream home.
